Alfasi Property has kicked off another high-end commercial development, with construction having commenced on site at 10 River in the exclusive Forrest Hill precinct in South Yarra. Situated off Toorak Road and tucked behind Chapel Street in the heart of South Yarra’s leafy shopping district, the main entrance to the building is accessed via River Street. Offering over 7,300sqmof net lettable area over nine levels, 10 River is an exclusive office building founded on flexibility, convenience, and elevated luxury. Imagined by Carr Design with building led by Figurehead Construction, the tenancy is limited to only ten unique whole-floor offices, ranging from 300sqm to 1500sqm.


With a vision described by Alfasi Property Managing Director Gill Dvir of “a personal, private office that feels more like a luxury home”, ease and amenity has been embedded into all aspects of the tenant experience. Carr’s clever design response to a diagonal easement meant the building’s first two levels are cut in half, creating a secluded secondary canopy entrance, or “porte cochere”. Tenants and visitors will in turn enjoy the luxury and discretion of a drive-through valet service elevating the arrival experience into the building. Other amenities include a wellness centre, a personal host for each occupant, luxury end of trip facilities, all designed with sustainability and smart building technology. There are also plans for a high end, New York style sub-basement Japanese restaurant.


10 River leans heavily on biophilic design, with nearly all floors boasting their own Acre Landscape designed terraces (providing the opportunity for a pet friendly workplace) and all with access to fresh air through operable windows. Floor to ceiling glass facades swathe every office in natural light; offering unobstructed views to the Dandenong Ranges from the second floor and above.
